Unless you really know what you are doing you're an idiot to do anything other than low risk investments.

what? sub-prime lending did exactly what was intended of it. Banks got huge return on equity on risky loans against ramped property. The developers got massive capital gains, the banks had a massive flow of income for a short period, then as expected it went to shit and the only people that lost were the home owners (po folk).
Sub-prime lending is another example of an engineered fall designed to make the guys at the top richer, at the expense of the guys at the bottom.

If youre looking central city, give me a yell, I can tell you which of the big blocks are going to fuck you with massive body corporate fees because they werent built properly.
Also dont fucking bother getting a property manager, I deal with them everyday and am yet to meet one I would use myself.

I'm just using Term Deposits. Getting 4.5% (1 year term). Building up house deposit.
I like the idea of the low risk and not being able to waste my money.
I very briefly considered a PIE fund but the way all the fees and stuff worked looked overly complicated so I figured i'd probably just get ripped off. Can't say I spent too much time looking in to that option though.

It really does depend. I think they are worse in big cities, because I know my mum (living in tokoroa) requires so much fucking proof you are a good tenant, and then kicks them on their ass when they fuck up, so really earns the money they get as a property manager. If you are doing it yourself then as soon as it turns to shit you have to sort all the fuck ups yourself, and it can be incredibly time consuming to chase up money from rent/damage...but that is what property managers are paid to do.
I guess the bigger the market, the more you can afford to ignore a few people and still retain your reputation/client base.
